The idea of a Cross Media Center (CMC) was born in 2011. The objective was to create a multi-functional office property in Berlin Adlershof – the “Silicon Valley” of the German capital. The CMC was to be a media and communications hub bringing together creative freelancers, established companies, co-workers, entrepreneurs and start-ups at one place.
Completed in 2017, the CMC now comprises state-of-the-art office premises of a total floor area of 4,370 m², 200 workplaces, co-working spaces, a television garden and an event location.
Our technical partner office SERVICE ENGINEER reviewed and assessed the overall design of the building services to ensure the completeness, plausibility, functionality, and cost efficiency of the design.

For the pre-purchase review of two office areas, REELAB performed the following services:
• technical due diligence review
• feasibility study of a change of use to residential (micro-apartments) and CAPEX estimate
• examination of the building law status and CAPEX estimate for additional new builds.
The findings provided the basis for the client’s purchase decision.
Lindenpromenade 9 – SWG StrausbergThe city of Strausberg is currently experiencing a rising influx due to the proximity to Berlin, and according to the forecasts, this trend will continue.
In view of the rising demand for living accommodation, Strausberger Wohnungsbaugesellschaft is increasing its new construction activities.
For the first pilot project “Lindenpromenade 9”, REELAB performed a VOF procedure for awarding the contract for general planner (prime consultant) services based on a previously worked out list of criteria and taking the existing feasibility study into account.
The aim was to determine that the general planner was suitable to plan and build an energy and environmental showcase project for the city of Strausberg.
WOHNAREAL Hans-Beimler-Ring 6-11In a pilot study of the building Hans-Beimler-Ring 6-11, a typical example of the modular industrial residential construction (type IW 64) in the former German Democratic Republic.
REELAB defined performance criteria for the invitation to tender for general planner (prime consultant) services.
The aim was to optimize the performance criteria and the planning/design objectives regarding the economic efficiency of modular construction. The economic efficiency was also to be improved by an in increased involvement of system suppliers available in the market.
The defined planning and execution criteria are intended to serve as benchmark for the future-proof refurbishment of all of the buildings of this type that are part of the portfolio of SWG Strausberg.
Entwicklungs- und Immobilienberatung – BechtolsheimBechtolsheim Real Estate was founded in 2004 by Philipp Freiherr von Bechtolsheim. The company’s services range from the buying and selling process to the development and financing of real estate and properties. Bechtolsheim Real Estate manages the assets primarily of private investors such as family offices, asset managers and communities of heirs, as well as institutional clients such as banks, insurance companies, funds and pension funds.
Since 2020, REELAB has acted as a strategic partner in the acquisition process for Bechtolsheim Real Estate. As part of the transaction advisory services, specialist support is also provided for legal issues. Further services include investment cost estimates for repositioning and the examination of expansion potential of the acquisition properties.
Value Engineering – Quartier am Auswärtigen AmtIn the immediate proximity to the Federal Foreign Office, between Museum Island and Gendarmenmarkt, Strabag Real Estate constructed a modern business and residential quarter with a gross floor area of 17,500 m².
The project comprised 6,000 m² of office rental area, a hotel with 190 guest rooms, 19 premium flats and 72 indoor parking spaces.
The turn-key construction of the ensemble was realized by Ed. Züblin AG. Our technical partner office SERVICE ENGINEER acted as consultant for the optimization of the preliminary and detailed designs.
The scope of work also included the verification of the preliminary design of the building services to ensure their plausibility, functionality, and cost efficiency.
WOHNAREAL HOHENSTEINER CHAUSSEE – SWG StrausbergREELAB prepared and carried out the negotiated procedure according to VgV/GWB for the award of the contract for general planner (prime consultant) services.
The aim of the developed list of criteria, based on the available feasibility study, was to determine the suitability of the general planner for the design and erection of a cost-efficient residential building with 41 flats in Strausberg.
Particular attention was paid to the realization of optimized family-friendly types of flats and the development of a new-build standard for future projects.
