Messe Berlin GmbH has 190,000 m² of indoor exhibition space and 100,000 m² of outdoor exhibition space at its Berlin ExpoCenter City exhibition grounds (exhibition grounds under the Radio Tower) and Berlin ExpoCenter Airport. This makes it one of the most important trade fair centres in Germany. Over 100 congresses, conferences, trade fairs and events take place here every year.
In order to be able to offer modern and flexibly combinable event locations in the future, continuous further development of the exhibition centre is necessary.
As part of the development concept for the exhibition centre, studies are currently being carried out on the sustainable further development of the site. These include a feasibility study for Hall 9.
On behalf of KVL Projektmanagement Berlin GmbH, REELAB has carried out a comprehensive inventory of the Hall 9 building and defined the description of measures and development for the further utilisation of the hall.
Entwicklungs- und Immobilienberatung – Hotel Elephant WeimarThe Hotel Elephant Weimar is one of the best-known and most traditional hotels in Germany. Its origins date back to the 17th century. Located directly on Weimar’s historic market square, the hotel has been a centre of attraction for world-famous Weimar personalities from the worlds of literature and music throughout its history. Later, the Bauhaus icons Walter Gropius and Johannes Itten also stayed at the hotel for a time.
Today’s hotel was originally built in 1937 and was completely renovated in 2018 in keeping with its listed status. The Hirmer Group has owned the hotel since 2017. It is operated by the arcona Group.
On behalf of the operator, REELAB is currently carrying out a comprehensive inventory of the building and an investment cost calculation of the necessary modernisation measures. The contract also includes the technical inspection of compliance with tenant and landlord obligations.
Zoo Palast BerlinThe traditional ‘Zoo Palast’ at the Zoological Garden, originally called the ‘Palasttheater am Zoo’, has been showing films since 1915. Historic works of film history such as ‘Metropolis’ from the Roaring Twenties premiered here. From 1957 to 1999, the Zoo Palast was the central competition cinema of the Berlinale. This makes the listed building one of the most important cinemas in Germany. In 2013, the Zoo Palast was reopened after extensive refurbishment in keeping with its listed status. The cinema now has a capacity of around 1,700 seats. Since 2014, it has also once again hosted the Berlinale.
REELAB is currently working with our partner TEAM FÜR TECHNIK GmbH on behalf of the lessor to inspect the building fabric for compliance with the lessee’s and lessor’s obligations. In addition, we provide technical advice on the design of the lease extension.
Value Engineering – Ritz Carlton BerlinThe Ritz-Carlton Berlin with its Art Deco design is one of the most luxurious hotels of the city. It was designed by the architecture firm Hilmer & Sattler und Albrecht as a reminiscence of the Chicago School skyscrapers of the “roaring twenties” in the US. The hotel opened in 2004 and has 19 floors, 303 guestrooms and 40 suites.
In 2016, our partner office ABP I LÖ managed the refurbishment of all system components that are regulated by public law. The scope of work additionally included the planning of the new adjustment of all monitoring, open- and closed loop control, and optimization systems in the building.
The objective was to automate and simplify the functional routines of the building automation, ventilation & air conditioning, electrical and telecommunications installations.
Strausberger Platz – „CENTRAL BERLIN“The Stalinallee avenue (renamed Karl-Marx-Allee in 1961) was one of the most monumental construction projects of the former German Democratic Republic and the “first socialist street on German soil”. The prominent end points of the Allee are the Frankfurter Tor and the Strausberger Platz square, located near the Alexanderplatz square and designed by the renowned German architect Hermann Henselmann. The distinctive corner buildings are still considered to be especially well designed prototypes of socialist realism.
The CENTRAL BERLIN project of Skjerven Group comprised the careful refurbishment of this architectural heritage and the construction of 79 owner-occupied flats observing strict requirements by the Monument Preservation Authority.
Financing was partly provided through crowdfunding of the Skjerven subsidiary.
Value Engineering – Deutsche BotschaftenThe Federal Foreign Office (Auswärtiges Amt) is one of 14 ministries of the Federal Republic of Germany and as such a supreme federal authority. Its primary seat is in Berlin.
The Foreign Office currently manages 227 missions abroad, 153 of which are embassies, 54 are consulates-general and 7 are consulates. About 3,000 staff members of the Foreign Service work in the German missions abroad. They are supported by 5,500 locally employed staff and 1,200 staff members temporarily seconded to the Foreign Office from other Federal Ministries, the Länder, the business community and other institutions.
Since 2008, our partner office ABP I LÖ has been supporting the Foreign Office in the management of the necessary modernization of the technical infrastructure in various missions abroad, primarily in conflict areas.
Value Engineering – Museum BarberiniThe Barberini palace originally erected around 1770 was almost completely destroyed shortly before the end of WWII and in 1948, the ruins were demolished and removed. Hasso Plattner, the founder of SAP, initiated the plans for a reconstruction and his foundation also supported the project financially.
Between 2013 to 2017, the historic façade was reconstructed and a completely new high-class museum building with 17 exhibition halls was built.
Our partner office ABP I LÖ defined the design and cost targets of the building services and managed the project through to its handover. The scope of work also included the creation of the execution planning for the building automation system and the telecommunications and safety/security engineering.
HOTEL LOUIS C. JACOB – HamburgDSR Hotel Holding combines the activities of Deutsche Seereederei in the segments Hotel Business, Tourism and Health & SPA Business.
The hotel portfolio of DSR Hotel Holding also includes the A-ROSA und a-ja resorts as well as the prestigious hotels Neptun in Warnemünde and Louis C. Jacob in Hamburg-Blankenese.
For the 5 star superior hotel Louis C. Jacob, REELAB performed a survey to establish a starting point for budgeting and planning.
Based on the findings, a strategic modernization concept was developed that considered all relevant aspects such as profitability, condition, operator contract, history, special charm, and general orientation of the hotel.
Value Engineering – BundeskanzleramtThe Federal Chancellery designed by the architect Axel Schulte was one of the most important building projects of the federal capital Berlin in the past years. The imposing structure was completed in 2001 after a construction period of only four years.
At the time, the building stood out by its highly advanced energy concept.
Since 2017, our partner office ABP I LÖ has been commissioned with the basic evaluation, planning & design and tendering of various system components of the building services installations. In addition, the defined planning & design objectives are currently being reviewed as part of Construction Monitoring services. The scope of work also includes the preparation of the tendering documents for the renewal of the telecommunications, in-building radio communication, and fire alarm systems.
Value Engineering – The Campus LufthansaCOLCAP GmbH is a German investment company based in Düsseldorf with a focus on the office, hospitality, logistics and residential sub-sectors.
In 2016, the office project THE CAMPUS at Frankfurt Airport, which is currently under construction, was acquired as part of a forward deal. The property with approx. 16,000 m² is now the home of Lufthansa AG at Frankfurt Airport.
REELAB provided technical consulting services for COLCAP GmbH as part of its technical asset management. The aim of the contract was to ensure the optimal operation of the property.
