Technische Due Diligence – Europrop (Mauritius)

Europrop Investments, based in Mauritius, is a financial and services company specialising in real estate services and investment management.

The company invests globally in all asset classes.

In 2021, REELAB’s valuation team conducted a technical forward due diligence for a newly constructed EDEKA store.

The focus of the service was the plausibility check of the technical acceptance documents and the review of the execution qualities of the property. The aim was to ensure the fulfilment of EDEKA’s operator requirements while retaining the current use of the building.

TECHNISCHE DUE DILIGENCE – BEOS

BEOS AG is an investor, project developer and asset manager headquartered in Berlin. The focus is primarily on the development of mixed-use commercial properties and corporate real estate from the office, production, service and logistics sectors.

In June 2021, BEOS AG was acquired by the Swiss insurance group Swiss Life.

Since 2016, KVL has acted as a partner in the acquisition process for BEOS AG in cooperation with REELAB.

As part of the technical due diligence, REELAB carried out the technical audit of various commercial and logistics sites. The task was to examine the existing buildings and the properties under realisation as well as the evaluation and investment cost estimate of possible development potentials.

GXP – Portfolio – Technische Due Diligence

GxP German Properties AG headquartered in Berlin specializes in the acquisition, holding and asset management of office and retail properties all over Germany.

The focus of the investment is on Core Plus and Value Added properties in metropolitan regions and selected B cities.

In 2018, the assessment team of REELAB performed a Vendor Due Diligence review for the existing nationwide portfolio of GxP German Properties AG comprising 12 office properties with a total value of more than 164.1 million euros.

Subsequent to the Vendor Due Diligence review, REELAB optimized the technical as-built documentation.

Ideal Lebensversicherung – Biotechpark – TDD

Since 2004, the former production site of Bayer Schering AG has developed into a modern biotech campus with a total rental area of approx. 67,000 m². Today, it is considered a prime location for technology companies in Berlin with a special focus on Life Sciences. Well-known companies such as Carl Zeiss AG have located here.

IDEAL Versicherung a.G. is a German insurer headquartered in Berlin and is part of the IDEAL insurance group.

REELAB has been supporting IDEAL Versicherung a.G. in its purchasing transactions since 2016 and performed a Technical Due Diligence review of the berlinbiotechpark area. The review extended to the already existing buildings as well as to the buildings under construction. The scope of work also included the performance of a detailed environmental review.

 

Technische Due Diligence – ZINI INVESTMENT

ZINI INVESTMENT is a family-run real estate investment company based in Berlin.

In addition, ZINI GmbH has been managing properties in and around Berlin for over 40 years.

The macroeconomically managed investment strategy includes residential, commercial and logistics properties in inner-city locations, primarily in Berlin, Hamburg, Leipzig and Dresden.

Investments are primarily made in high-yield residential and commercial properties. In some cases also in locations and properties to be developed.

Since 2019, REELAB has been acting as a technical partner in the acquisition process for ZINI INVESTMENT – as part of the technical due diligence service.

TECHNISCHE DUE DILIGENCE – REV

REV Real Estate Ventures Holding GmbH is a German investment and asset management company based in Berlin. Its in-house real estate department handles the purchase and asset management especially of larger office and logistics properties.

The company’s focus is on enhancing the added value potential of the purchased properties through restructuring, repositioning and the development of new product concepts.

Since 2018, REELAB has been supporting REV Real Estate Ventures Holding GmbH as a technical partner in the purchase transactions.

In addition to pre-purchase Technical Due Diligence reviews, REELAB also prepared capital expenditure estimates for the recommended value add strategies.

TECHNISCHE DUE DILIGENCE – Dorint Hotels

IDEAL Versicherung a.G. is a German insurance company based in Berlin and is part of the IDEAL Insurance Group.

The company specialises in personal insurance, in particular life and pension insurance. The in-house property department is responsible for the acquisition and asset management of larger office and hotel properties in particular.

From 2016 to 2019, REELAB acted as a technical partner for IDEAL Versicherung a.G. as part of the acquisition process. One example was the purchase of two Dorinthotels in Berlin Adlershof and Binz (Rügen). REELAB also assisted IDEAL Versicherung a.G. with the purchase of residential and commercial properties.

In addition to the technical due diligence, REELAB prepared the handover to the property management and provided technical support in drawing up the operating agreements.

TECHNISCHE DUE DILIGENCE – Suprema

The owner-managed Suprema Immobilienverwaltung GmbH was founded in Berlin in 1991. Suprema acquires and manages residential, office and commercial properties, primarily in Berlin, the new federal states and Belgium. The focus and special expertise lies in the restoration of listed buildings.

In 2021, REELAB’s valuation team conducted vendor due diligence for the listed office space at Ritterstr. 11, in 10969 Berlin. The typical Berlin commercial building with three courtyards was built in 1906-1907 according to plans by the architects Schilbach & Schweitzer. The focus of the work was to optimise the technical documentation of the existing building and to investigate and present the technical status quo of the property while retaining its current use.
