In 2022, the REELAB valuation team carried out a technical due diligence for a european hotel portfolio consisting of 26 hotel properties in Germany, Austria and the Netherlands on behalf of KVL Projektmanagement Berlin GmbH.
The valuation was carried out on behalf of the French real estate consultancy ETYO, based in Paris, on behalf of a major French hotel operator.
The objective of the assignment was to assess the suitability of the entire hotel portfolio for a complete takeover.
The evaluation was carried out with regard to the qualities of the hotel properties, the location, the compliance with the operator obligations and the technical substance of the individual properties.
TECHNISCHE DUE DILIGENCE – Penta HotelsAroundtown SA, headquartered in Luxembourg, invests primarily in high-yield, quality properties with appreciation potential in central locations in top European cities, primarily in Germany and the Netherlands.
Following the acquisition of TLG in 2020, Aroundtown SA holds properties worth €25 billion and is currently the largest provider of office properties in Europe.
In 2019, the REELAB valuation team conducted technical due diligence on behalf of KVL International GmbH for the pan-European Penta hotel portfolio, which consists of 19 hotel properties in Germany, Austria, Belgium, France and the UK.
Technische Due Diligence – Wohnen – Leipzig PortfolioCOPRO, based in Berlin and Stuttgart, specialises in project development, property investment, letting, sales, services and management of office and residential properties.
COPRO thus offers services for buyers, sellers, owners and tenants throughout the entire project process. The investment focus is on Berlin, Stuttgart and selected metropolitan regions in particular.
In the third quarter of 2023, the REELAB valuation team carried out a technical due diligence for a residential portfolio consisting of 7 residential properties on behalf of KVL Projektmanagement GmbH.
The particular task was the rapid identification of possible acquisition risks and the examination of possible energy optimisation potential.
Technische Due Diligence – InbrightINBRIGHT is an independent, privately managed property developer, investor and asset manager based in Berlin. The focus is on asset management and the acquisition of light industrial and office properties in economically strong markets throughout Germany.
Since 2023, KVL has been acting as a framework agreement partner in cooperation with REELAB as part of the acquisition process for INBRIGHT.
As part of the technical due diligence service, REELAB carried out the technical inspection of various commercial and production properties. The task included the inspection of the existing buildings. Another focal point was the performance of an ESG due diligence.
A particular task was the rapid identification of possible acquisition risks as well as the evaluation and investment cost estimate of possible development potential.
The glass refiner Caleoglas GmbH has been developing, producing and refining highly specialised flat glass solutions for use in architecture since 1878.
Headquartered in Potsdam, the company is currently represented at 6 other locations in Germany. KVL has been working with REELAB as a partner in technical asset management for Caleoglas GmbH since 2023.
As part of the technical due diligence service, REELAB has so far carried out the technical inspection of three commercial and production sites in Potsdam, Kiel and Freiburg. The task was the technical inspection of the existing buildings. Other focal points included checking the buildings for compliance with operator obligations and evaluating and estimating the investment costs of possible development potential.
Technische Due Diligence – Hotel FürstenhofThe Hotel Fürstenhof is the oldest luxury hotel in Leipzig. In 2014, the hotel celebrated its 125th anniversary. A total of 96 rooms are available to guests at the five-star hotel.
In 2018, the REELAB valuation team conducted a technical due diligence on behalf of KVL Projektmanagement Berlin GmbH.
The qualities of the hotel property, the location, compliance with operator obligations and the technical substance of the individual properties were examined.
A special task was the quick identification of risks as well as the evaluation of possible development potentials.
TECHNISCHE DUE DILIGENCE – NWI RehaklinikenNWI Management GmbH is a subsidiary of Nordwest Industrie Group GmbH based in Berlin. The company is active as an operator, project developer and asset manager of healthcare and nursing properties.
In 2021, the REELAB valuation team carried out a technical due diligence and development consultancy for healthcare properties on behalf of KVL Projektmanagement Berlin GmbH.
The evaluation was carried out with regard to the qualities of the rehabilitation clinics, the location, compliance with operator obligations and the technical substance of the individual properties.
Further focal points were the preparation of investment cost estimates for the revitalisation of the listed existing buildings and the implementation of a detailed environmental investigation.
TECHNISCHE DUE DILIGENCE – ECEECE Group GmbH & Co. KG combines the activities of the companies ECE Marketplaces, ECE Work & Live and ECE Real Estate Partners under one roof. The company currently manages 196 shopping centres with 7.2 million square metres of retail space and looks after properties with a market value volume of 30 billion euros.
In 2022, REELAB’s valuation team was commissioned by cmT.Germany GmbH to carry out an object inspection of 3 shopping centres as part of technical due diligence. The focus of the work was on optimising the technical inventory documentation and reviewing and presenting the technical status quo of the property while retaining the current use. Based on the results, a strategic modernisation concept was developed by ECE as a basis for budget and measure planning.
Technische Due Diligence – KritonKriton Immobilien GmbH is an independent real estate investment and asset manager based in Munich. As a full service partner, Kriton supports investors in all facets of real estate capital investment, mainly in the risk classes Core Plus to Value Add.
The main focus in the selection of acquisition properties is on increasing the potential for value creation through restructuring, repositioning and the development of new product concepts.
Since 2018, REELAB has acted as a technical partner in the acquisition process for Kriton Immobilien GmbH.
In addition to the technical due diligence services, REELAB prepared investment cost estimates for the recommended value-add strategies as part of the acquisition process.
Technische Due Diligence – Carlyle GroupThe Carlyle Group, based in Washington, D.C., manages assets totalling USD 201 billion and has been active as an institutional investor in Berlin since 2017.
As part of an investment programme, residential properties were acquired over a period of two years. The investment programme focused increasingly on residential properties in Berlin with development potential in the affordable segment.
From 2017 to 2019, REELAB acted as a technical partner for the Carlyle Group as part of the acquisition process. The task was to quickly identify risks and assess possible development potential. As part of the construction supervision service profile, REELAB also monitored the realisation of the construction work.
