AGIB is an investor and asset manager headquartered in Madrid and has more than 50 years of experience in the maintenance, management and ongoing development of property. The investments and participations are generally geared towards the long term. The portfolio comprises exclusively premium properties in metropolitan regions and centres.
REELAB has been acting as a technical partner for AGIB REAL ESTATE GERMANY GmbH as part of the acquisition process since 2023.
As part of the ‘Technical Due Diligence’ service, REELAB carried out the technical inspection of office and residential properties. The services to be provided included the inspection of existing buildings. Another focal point was the performance of an ESG due diligence. The particular task involved the rapid identification of possible acquisition risks as well as the evaluation and investment cost estimate of possible valorisation potential.
Technical due diligence – AxolabsAxolabs is a leading service provider for the research, development and production of therapeutics based on DNA or RNA. A new production facility is currently being built at the Berlin site on an area of 5,481 m², where all upstream and downstream production steps for the manufacture of state-of-the-art medicines will be ensured.
KVL has been the project manager for Axolabs Berlin GmbH since 2023.
On behalf of KVL Projektmanagement Berlin GmbH, REELAB carried out a comprehensive inventory of the building and checked the plausibility of the investment cost calculation for the necessary development measures.
In particular, the assignment includes the technical review of compliance with the project developer’s obligations to fulfil Axolabs’ user requirements.
Technical due diligence – Terra Studiosterra.studios is a young, innovative Berlin-based company that specialises in the development and operation of flats. The range of services includes the creation of design concepts, renovation, furnishing, letting, maintenance and operation of the flats.
The investment programme therefore focuses on Berlin residential properties with development potential in prime inner-city locations.
REELAB has been active as a strategic technical partner in the acquisition process for terra.studios since 2024. The task includes the rapid identification of possible acquisition risks and the evaluation of possible development potential. A further focus is the support with investment estimates and the definition of fit-out standards.
Technical due diligence – Nepliget CenterThe Népliget Centre is a core+ office and retail complex in Budapest, consisting of three buildings, nine storeys and approx. 28,500 m² of rental space. The property was built in individual construction phases between 2010 and 2013.
In the third quarter of 2023, a technical due diligence was carried out by the REELAB valuation team on behalf of KVL International GmbH.
The review was carried out with regard to the property qualities, location, compliance with rental obligations and the technical substance of the individual properties.
A particular task was the identification of possible purchase contract risks and the verification of compliance with the sustainability criteria according to BREEAM and the ESG criteria.
Technical due diligence – Femina PalastThe listed building complex, the so-called Femina-Palast, was built between 1928 and 1931. The ‘Dschungel’ discotheque was located here between 1978 and 1993. Due to its prominent guests, it became an important nightlife venue in West Berlin.
Between 2005 and 2007, the parts of the building at Nürnberger Straße 50-55 were remodelled for the Ellington Hotel Berlin and given their current appearance. After the hotel closed in August 2021, the property was acquired by the Signa Group.
In the third quarter of 2023, the REELAB valuation team carried out a forward due diligence with a development study on behalf of KVL Bauconsult München GmbH.
The specific task involved reviewing the basic fabric of the building and developing a post-utilisation study.
Technical due diligence – von BechtolsheimBechtolsheim Real Estate was founded by Philipp Freiherr von Bechtolsheim in 2004. At its locations in Düsseldorf, Frankfurt / Main and Berlin, Bechtolsheim Real Estate supports investors in project start-up, in the purchase and sales process as well as in the development and financing of real estate and land.
Since its foundation in 2004, a transaction volume of more than 2 billion EUR has been moved in the purchase and sales area.
REELAB has been working as a technical partner for Bechtolsheim Real Estate in Berlin since 2018. In addition to the technical due diligence services, investment cost estimates and other technical consulting services were prepared.
TECHNISCHE DUE DILIGENCE – HeimstadenHeimstaden AB is the largest privately owned housing company in Scandinavia and is based in Malmö.
Since 2018, REELAB – as a framework agreement partner – has supported Heimstaden in the acquisition of larger residential complexes and portfolios.
As an example, Heimstaden acquired the Akelius companies in Berlin and Hamburg with 17,600 flats in Q4 2021, in which REELAB acted as technical advisor. Within the transaction consultancy, REELAB also provided technical support on issues relating to the land potential of the properties.
Further purchases in Halle, Magdeburg, Dresden, Erfurt, Leipzig, Rostock and Berlin were technically supported by REELAB.
Marcard, Stein & Co – Technische Due DiligenceThe Hamburg family office Marcard, Stein & Co Bankiers is the only private bank to focus its expertise entirely on its core business as a family office. The investment strategy pursued for its clients is aimed at preserving and increasing the value of their assets over generations. These are also the guiding principles in the purchase of real estate.
Since 2016, REELAB has been supporting Marcard, Stein & Co Bankiers in the bank’s purchase transactions.
As part of the transaction consulting, also technical assistance on legal issues is provided, in particular in the field of risk assessment. Further services include estimates of the capital expenditures for repositioning or upgrading the objects of purchase as well as the exploration of their extension potential.
Skjerven – Wohnen – TDDStarting in 2006, the Skjerven Group has been active in Berlin in the fields of investment, financing, fund design and asset management for residential buildings.
REELAB has been supporting the Skjerven Group since 2016 as a strategic partner in its purchasing transactions.
As part of the transaction consulting, also technical assistance is being provided in legal issues arising during the transaction.
Further services include detailed estimates of the capital expenditures for repositioning or upgrading the objects of purchase as well as the exploration of their extension potential.
Technische Due Diligence – Europa CapitalEuropa Capital was founded in 1995 by Sir John Beckwith and is based in London.
Europa Capital is a partnership, as part of the Rockefeller Group, majority owned by Mitsubishi Estate Co Ltd.
Since 2020, Skjerven Group has been a joint venture partner for Europa Capital’s Value Add fund. The joint venture is currently focused on Berlin, where a real estate portfolio with a focus on residential with an admixture of hotels and commercial space is to take place in the coming years.
