On behalf of COLCAP GmbH, REELAB provided support with financing and construction controlling for the EDGE Südkreuz Berlin project development.
EDGE Südkreuz Berlin was honoured by the DGNB as Germany’s most sustainable building in 2022. For the first time, a new construction project achieved an overall fulfilment rate of 95.4%, DGNB Platinum.
The office complex, consisting of two building sections in a timber hybrid construction, currently serves as the German branch of the companies Vattenfall and QCells. QCells, a subsidiary of the South Korean Hanwha Group, is one of the world’s largest providers of solar energy.
On behalf of the owner, COLCAP GmbH, REELAB is taking over the project and construction management for the development of the rental space for QCells. High-quality office, conference and exhibition space as well as a café will be created on the ground floor of the MK1 section of the building.
Baucontrolling – Edge Südkreuz BerlinCOLCAP GmbH, based in Düsseldorf, specialises in investments in the “Core” to “Core Plus” asset classes. In the first quarter of 2018, the EDGE Südkreuz Berlin project development, which is still at the planning stage, was acquired as part of a forward deal.
The approximately 32,000 m² office complex with its spectacular atrium building is the new Vattenfall headquarters for Germany. The project, initiated by industry pioneer EDGE Technologies, is one of the most sustainable and smartest office buildings in Europe.
REELAB was commissioned by COLCAP GmbH with the financing and construction controlling for the period 2020 to 2023. The aim of the assignment was to ensure that the deadline and quality targets defined in the purchase agreement were met.
Baucontrolling – Swiss LifeSince 2015, KVL has been working in cooperation with REELAB as a partner in the acquisition process and in construction and financing controlling for CORPUS SIREO Real Estate GmbH. In July 2021, CORPUS SIREO Real Estate GmbH was acquired by the Swiss insurance group Swiss Life. Asset management in Switzerland, France, Germany, Luxembourg, Great Britain and Northern Europe has thus been bundled under the name Swiss Life Asset Managers since 2021.
The projects managed in the period since 2015 mainly comprise the asset classes residential and office, as individual properties or portfolios. The objective of commissioning construction and financing controlling was to ensure compliance with the deadlines and costs defined in the project contract. Another focus was to check compliance with the execution properties of the property.
Beautique ApartmentsAs part of the BEAUTIQUE APARTMENTS project, the Skjerven Group and its special purpose vehicle SCP realize 281 serviced apartments with diverse Smart Home and Service-on-Demand offers near the Kurfürstendamm in Berlin. The apartments will be available in different furnishing standards in the style of a boutique hotel. The ground floor will also accommodate co-working spaces, restaurants, a gym, a lounge as well as concierge and administration offices. The construction project also includes a premium penthouse.
The property has a total rental area of approx. 13,000 m². The apartments have a total area of 10,689 m² and 10 commercial units cover further 2,431 m².
REELAB was commissioned with project control and construction management.
Projektsteuerung – Future LivingThe Future Living® Berlin innovation house project was developed, planned and built by GSW from 2015 to 2020 on the initiative of the Krebs Group. As a lighthouse project for the living of the future, state-of-the-art smart building technologies were used in its realisation. The energy concept of Future Living® Berlin is based on a holistic, integrative and decentralised energy supply model in the EnergiePlus standard.
The development was carried out in cooperation with renowned partners such as Panasonic, Mercedes Benz AG and others. In 2016 – 2017, REELAB carried out an economic and technical optimisation of the project on behalf of KVL Projektmanagement Berlin GmbH and prepared the award of the general contractor contract.

Capri Hotel – by FraserCOLCAP GmbH is a German investment company based in Düsseldorf and focuses on the office, catering, logistics and residential sub-sectors. The investments range from the “Core” to “Core Plus” investment category.
In 2019, the Hotel Capri by Fraser in Leipzig, which is currently under construction, was acquired as part of a forward deal. Located in the heart of Leipzig, the 155-room hotel with a high-quality natural stone façade was developed by GBI AG, Germany’s largest hotel developer.

Baucontrolling – JCH Projekt GmbHJCH Immobilien GmbH, based in Frankfurt am Main, is a finance and service company specialising in investment management for private investors.
In 2015 – 2016, REELAB’s valuation team carried out two technical forward due diligence and subsequent construction and financing controlling for the projects – Keibelstraße 6, 10178 Berlin and “Neue Freiheit”, Columbiadamm 37, 10965 Berlin – on behalf of KVL Projektmanagement Berlin GmbH.
The aim of commissioning the construction and financing controlling was to ensure compliance with the deadlines and costs defined in the project contract. Further focal points were the plausibility check of the technical acceptance documents and the review of the execution quality of the object.
Gesobau AGThe building complex at Grainauer Str. 17 in Berlin-Wilmersdorf was badly damaged by bombs during the war in 1945 and demolished in the 1950s.
As part of GESOBAU AG’s new housing construction programme, the gap between the buildings was closed in line with the historical structure. On the street side, the new building resumed the original façade structure with bay windows and balconies in between. This posed particular challenges for the realisation of affordable living space while taking into account economic production costs.
REELAB was commissioned to provide project management services for the project from 2018 to 2021.
Baucontrolling – BervestBERVEST Vermögensverwaltungs GmbH & Co. KG is a German investment company based in Hamburg. The focus is primarily on the residential asset class. The investments range from the basic to the upscale residential class.
In 2020, part of the Pankebogen residential complex, which is currently under construction, was acquired as part of a forward deal. In the Pankebogen project, 515 flats ranging in size from 43 to 160 square metres are being built in seven buildings on the site of a former barracks in Bernau. REELAB carried out construction and financing controlling in the years 2020 – 2022. The aim of the assignment was to ensure compliance with the deadlines defined in the project contract. Further focal points were the plausibility check of the technical acceptance documents and the review of the execution quality of the property.
Baucontrolling Station KielIn the “Station Kiel” project, developer REINVESTA converted a listed warehouse building built in 1905 into student apartments.
In the period from the first quarter of 2021 to the third quarter of 2023, a total of 72 micro-apartments were created as investment properties and condominiums. The flats were fully furnished by the property developer and equipped with pantry kitchens and shower rooms.
REELAB provided support in the acceptance process on behalf of the final purchaser CK Investments.
The main task was to assess the construction work including the review of the contractually owed performance in accordance with the purchase agreement. In addition, REELAB defined appropriate retentions for outstanding construction work and acceptance certificates that were not yet available.
The project was handled in cooperation with the local partner office KVL Bauconsult Hamburg GmbH.
