Parkhotel Quellenhof Aachen

The 5-star Parkhotel Quellenhof was built in a neoclassical style based on designs by Carl Stöhr and opened in 1916. In 1999, it was extensively renovated and reopened by the Jagdfeld Group. It has 122 exclusive rooms and suites as well as a wellness and spa area with an indoor pool, sauna facilities and a fitness room. The hotel also has a business centre and 13 conference rooms.

Since 2023, REELAB has been working as a technical partner to JAGDFELD RE Management GmbH on the development of the ESG strategy and the energy optimisation of the building stock.

An economically optimised energy modernisation concept is currently being developed for the Parkhotel Quellenhof Aachen, taking into account the defined energy targets and the existing property qualities.

Daiwa House Modular Europe

One of the world’s largest modular housing projects is being realized in Berlin-Lichtenberg as part of a strategic partnership between Daiwa House Modular Europe, a joint venture between two companies from the Netherlands and Japan, real estate developer Capital Bay, and the state-owned housing association Gewobag.

Four eight-story buildings with more than 3,000 modules will be constructed on the site, which will house a wide variety of apartment types. In addition to more than 1,500 residential units, including 600 apartments for students, an underground parking garage with 350 parking spaces and commercial space for retail and services are also planned.

REELAB was commissioned by Daiwa House Modular Europe to carry out internal quality control and structure the commissioning process.

AGIB Real Estate Germany

AGIB is an investor and asset manager headquartered in Madrid and has more than 50 years of experience in the maintenance, management and ongoing development of property. The investments and participations are generally geared towards the long term. The portfolio comprises exclusively premium properties in metropolitan regions and centres.

REELAB has been acting as a technical partner for AGIB REAL ESTATE GERMANY GmbH as part of the acquisition process since 2023.

As part of the ‘Technical Due Diligence’ service, REELAB carried out the technical inspection of office and residential properties. The services to be provided included the inspection of existing buildings. Another focal point was the performance of an ESG due diligence. The particular task involved the rapid identification of possible acquisition risks as well as the evaluation and investment cost estimate of possible valorisation potential.

Energy optimisation Adlon

The Hotel Adlon on Pariser Platz was first built in 1907. After its destruction in 1945, it was reopened in 1997. Today, with 385 rooms and suites, 3 top restaurants and a spacious spa area, the hotel is one of the most luxurious and renowned hotels in Europe.

The project was developed by the JAGDFELD Group. Over the past 40 years, the company has realised over 800 properties with a volume of more than five billion euros. JAGDFELD RE Management GmbH currently manages properties worth over 2.5 billion euros with a total area of around 732,000 m².

REELAB is currently developing an energy modernisation concept for the Hotel Adlon and is examining possible certification options. In addition to significantly reducing energy consumption, the particular challenge is to develop a concept that does not restrict the operation of a 5-star luxury hotel.

Development and real estate consulting- Messe Berlin

Messe Berlin GmbH has 190,000 m² of indoor exhibition space and 100,000 m² of outdoor exhibition space at its Berlin ExpoCenter City exhibition grounds (exhibition grounds under the Radio Tower) and Berlin ExpoCenter Airport. This makes it one of the most important trade fair centres in Germany. Over 100 congresses, conferences, trade fairs and events take place here every year.

In order to be able to offer modern and flexibly combinable event locations in the future, continuous further development of the exhibition centre is necessary.

As part of the development concept for the exhibition centre, studies are currently being carried out on the sustainable further development of the site. These include a feasibility study for Hall 9.

On behalf of KVL Projektmanagement Berlin GmbH, REELAB has carried out a comprehensive inventory of the Hall 9 building and defined the description of measures and development for the further utilisation of the hall.

Technical due diligence – Axolabs

Axolabs is a leading service provider for the research, development and production of therapeutics based on DNA or RNA. A new production facility is currently being built at the Berlin site on an area of 5,481 m², where all upstream and downstream production steps for the manufacture of state-of-the-art medicines will be ensured.

KVL has been the project manager for Axolabs Berlin GmbH since 2023.

On behalf of KVL Projektmanagement Berlin GmbH, REELAB carried out a comprehensive inventory of the building and checked the plausibility of the investment cost calculation for the necessary development measures.

In particular, the assignment includes the technical review of compliance with the project developer’s obligations to fulfil Axolabs’ user requirements.

Technical due diligence – Terra Studios

terra.studios is a young, innovative Berlin-based company that specialises in the development and operation of flats. The range of services includes the creation of design concepts, renovation, furnishing, letting, maintenance and operation of the flats.

The investment programme therefore focuses on Berlin residential properties with development potential in prime inner-city locations.

REELAB has been active as a strategic technical partner in the acquisition process for terra.studios since 2024. The task includes the rapid identification of possible acquisition risks and the evaluation of possible development potential. A further focus is the support with investment estimates and the definition of fit-out standards.

Energy optimisation – Detecon

The DETECON Bonn property is a multi-tenant office complex in Bonn-Oberkassel with a lettable area of approx. 28,400 m². The property was completed in 1992.

Since 2023, REELAB has been working as a technical partner for JAGDFELD RE Management GmbH in the development of the ESG strategy and the energy optimisation of the building stock.

An economically optimised energy modernisation concept is currently being developed for DETECON Bonn, taking into account the defined energy targets and the existing property qualities.

The task also includes the preliminary assessment for sustainability certification, the realisation of an investment cost estimate for the asset strategy and the examination of funding opportunities.

Construction controlling – Südkreuz MK1 Berlin

On behalf of COLCAP GmbH, REELAB provided support with financing and construction controlling for the EDGE Südkreuz Berlin project development.

EDGE Südkreuz Berlin was honoured by the DGNB as Germany’s most sustainable building in 2022. For the first time, a new construction project achieved an overall fulfilment rate of 95.4%, DGNB Platinum.
The office complex, consisting of two building sections in a timber hybrid construction, currently serves as the German branch of the companies Vattenfall and QCells. QCells, a subsidiary of the South Korean Hanwha Group, is one of the world’s largest providers of solar energy.

On behalf of the owner, COLCAP GmbH, REELAB is taking over the project and construction management for the development of the rental space for QCells. High-quality office, conference and exhibition space as well as a café will be created on the ground floor of the MK1 section of the building.

Technical due diligence – Femina Palast

The listed building complex, the so-called Femina-Palast, was built between 1928 and 1931. The ‘Dschungel’ discotheque was located here between 1978 and 1993. Due to its prominent guests, it became an important nightlife venue in West Berlin.

Between 2005 and 2007, the parts of the building at Nürnberger Straße 50-55 were remodelled for the Ellington Hotel Berlin and given their current appearance. After the hotel closed in August 2021, the property was acquired by the Signa Group.

In the third quarter of 2023, the REELAB valuation team carried out a forward due diligence with a development study on behalf of KVL Bauconsult München GmbH.

The specific task involved reviewing the basic fabric of the building and developing a post-utilisation study.
